Chapter 60 Title to Real Estate Involved NOTICE OF SUIT To: MIKE CUNNINGHAM and the unknown heirs, executors, administrators, devisees, trustees, creditors and assigns of any deceased defendant; unknown spouse of any defendants; unknown officers, successors, trustees, creditors and assigns of any defendants that are an existing, dissolved or dormant corporation; unknown executors, administrators, devisees, trustees, creditors, successors and assigns of any defendant that is or was in partnership; and any unknown guardians, conservators and trustees of a defendant that are a minor or is under any legal disability; and all other concerned persons: You are notified that a Petition has been filed in the above captioned matter in the District Court of Leavenworth County, Kansas by Dinner Craft, LLC praying to quiet title in real property located in Leavenworth County, Kansas legally described as a tract of land in part of Block 12, RUSSELL'S SURVEY, City of Leavenworth, Leavenworth County, Kansas, as written by Joseph A. Herring PS-1296 on April 30, 2025, more fully described as follows: Commencing at the Southwest corner of Lot 1, JIM MANN'S REPLAT, said point also on the North line of said Block 12; thence North 88 degrees 20'39" East fora distance of 2.55 feet along the South line of said Lot 1 to the TRUE POINT OF BEGINNING, said point along being at the existing Wood Privacy fence; thence continuing North 88 degrees 20'39" East for a distance of 89.20 feet along said South line to a point on the East face of said Wood Privacy Fence; thence South 02 degrees 37'29" East for a distance of 1.51 feet along the exterior face of said Wood Privacy fence; thence South 64 degrees 31'49" West for a distance of 13.39 feet along said fence; thence North 88 degrees 02'33" West for a distance of 30.31 feet along said fence; thence South 89 degrees 22'39" West for a distance of 46.78 feet along said fence; thence North 00 degrees 56'18" West for a distance of 4.16 feet along said fence to the point of beginning, together with and subject to covenants, easements and restrictions of record, and all those defendants who have not otherwise been served are required to plead to the Petition on or before September 4, 2025 in the District Court of Leavenworth County, Kansas.
